A Musty Odor With Nothing Visible: How the Investigation Should Start

An odor is a symptom, not a location. Starting with the history and the moisture pattern narrows the search before any sample is collected.

An odor complaint describes an experience, not a source. The useful first step is a timeline: when it began, whether it is constant or tied to weather, HVAC operation, fixture use or time of day, and which rooms are involved.

That pattern determines where moisture instruments go. Non-invasive meters and thermal screening are used to compare areas against each other, and to look for temperature and moisture anomalies consistent with the reported pattern. Thermal imaging does not see through walls and does not detect moisture directly; it shows surface temperature differences that must be interpreted with the building conditions.

Sampling comes after the question is defined. Air, surface, tape-lift or swab sampling each answer different questions, and a short-duration sample represents the place and time it was taken — nothing more.

The deliverable is documentation: what was observed, what the readings support, what could not be accessed, and what should happen next.
