Limitations

Results represent the place and time they were collected. No short-duration sample proves mold is absent throughout a building, and thermal imaging is a screening tool that shows surface temperature differences — it does not see through walls or detect moisture directly.

Basic Mold Testing

Recommended starting package for a standard residential concern. When the inspector arrives, site conditions can be evaluated to determine whether additional sampling or a more extensive investigation is recommended.

Adds instrument work and a certified inspector's written interpretation of the laboratory results.

Home Building Science Mold Investigation

A full building-science investigation for complex, recurring or unexplained conditions.

  • Three to six hours of on-site evaluation, including interior and exterior conditions
  • Moisture mapping and thermal imaging throughout the authorized inspection areas
  • Review of relevant HVAC, roofing, drainage and ventilation conditions
  • Room-by-room documentation with photographs and an annotated floor plan
  • Matterport virtual walkthrough for spatial documentation
  • Air, surface, tape-lift or swab sampling as needed to answer defined inspection questions
  • Comprehensive written report with interpreted findings and an MRP when applicable

Pricing applies to standard residential properties. Commercial properties, multifamily sites, unusually large homes, litigation-related inspections, or complex building conditions may require a custom proposal.

Rush options

Next-day laboratory turnaround: add $55 per sample when available. Rush written-report delivery: add $195. Rush timing begins after the site visit, required information, and laboratory results are available.
