Origin Environmental is an independent testing firm. We collect samples, submit them to an accredited laboratory and report what the results show. Abatement is separate, licensed work performed by someone else — which is exactly why our findings are not shaped by a removal estimate.
Do I need asbestos testing before remodeling in San Diego?
If the structure or the material predates roughly 1990 and your project will cut, scrape, sand or demolish it, test first. Sampling a handful of suspect materials before demolition costs a fraction of stopping a job mid-scope, and it gives your contractor written direction rather than a guess.

Our process
- 01
Review the building age, the planned scope of work and any prior survey or abatement records.

Walk the areas that will be disturbed and identify homogeneous material groups.

Collect bulk samples using controlled, minimally destructive methods with the disturbance contained.

Document each sample location with photographs and a location key.
- 05
Submit samples to an accredited laboratory for polarized light microscopy analysis.

Issue a written survey identifying each material, its location, the result and what it means for the planned work.
Limitations
A survey covers the materials and areas that were accessible and authorized on the day of the inspection. Concealed materials inside wall, floor or roof assemblies cannot be identified without access. If the project scope expands, additional sampling may be required.

Suspect materials are sampled and analyzed by an accredited laboratory so the contractor knows what they are cutting into before demolition starts, not after.
Yes. Joint compound was a common asbestos-containing product, and in many buildings the drywall system is sampled as a composite of board, tape and compound. Sampling is the only way to know — visual identification is not reliable.
Textured ceiling material is one of the most frequently sampled materials in older homes. Because removal is inherently disturbing and dust-generating, sampling belongs before the scraping begins.
Sample collection on a typical residential scope takes under an hour. Laboratory turnaround depends on the analysis requested and the laboratory's schedule; expedited service is often available at additional cost.
A positive result identifies which material contains asbestos and where it is located. Removal or abatement is separate, licensed work. Origin performs inspection and testing, so our recommendation is based on the finding rather than on selling the removal.
