Leak Detection
Find where the water is coming from—and what it may have affected.
Leak investigation begins with the pattern of the problem: continuous or intermittent, weather-related, fixture-related, or tied to a specific assembly.
Methods
Least-invasive methods, applied only when they apply
Which methods are used depends on the suspected system, the assembly involved and the access authorized at the property.
- Moisture mapping and non-invasive meter readings.
- Thermal imaging used as a screening tool — not an X-ray.
- Fixture and controlled water testing.
- Pressure isolation or plumbing-system coordination.
- Borescope or limited-access inspection when authorized.
- Exterior, drainage, roof-transition, window, door and building-envelope review.
What thermal imaging is
Thermal imaging is a screening tool. It shows surface temperature differences that must be interpreted alongside meter readings and building conditions. It does not see through walls and does not detect moisture directly.
