A continuous leak usually points to a pressurized system. An intermittent one points to an event: rain and wind direction, irrigation cycles, appliance drains, shower use, or thermal movement in the building envelope.
Establishing which pattern applies determines the practical method — fixture and controlled water testing, pressure isolation with plumbing coordination, drainage and roof-transition review, or limited borescope access when it has been authorized.
Not every concealed or intermittent leak can be located in a single visit. When conditions cannot be reproduced on the day of the inspection, the report states that limitation and describes what would be required to continue.
The goal is the source and the affected extent, documented well enough for the next trade to act on it.
